Architectural Selection and Contracting
Through an RFP or sole-source negotiation process, B&D helps clients select a design team with the necessary experience, design skill, and commitment to service to translate each client's vision into working drawings. B&D writes project-specific RFPs, pre-qualifies candidate firms, assembles and trains selection committees composed of client decision-makers, evaluates and summarizes proposals, and negotiates contracts.
Design Management
B&D's extensive experience planning facilities equips the firm to act as the coordinator of design activities. In addition to administering the design contract and ensuring adherence to budget and schedule, B&D acts as the critical "second set of eyes" to guarantee the highest level of aesthetic quality, functionality, constructability, and serviceability desired by our clients. B&D's "Value Management" philosophy dictates that value engineering, rather than being an after-the-fact cost-saving device, is an ongoing process of monitoring estimates and evaluating the benefits derived from each investment so that costs never run far over budget before being corrected.
CM/Contractor Selection
Whether the owner's interests are best served by a general contractor, construction manager, or design-build entity, B&D helps clients select construction entities through competitive bids, RFPs, or sole-source negotiations, ensuring that each client hires the most appropriate construction entity for the job.
Construction Management
B&D serves as a conduit for clients' control of the construction process by coordinating pre-construction planning and overseeing the on-site activities of the construction entity to ensure adherence to all of the client's standards for project quality, cost, and schedule.

Management of Owner Contracts
B&D reviews, advises on, and approves the terms of the owner's contract with the architect, with the builder, for the marketing of naming rights and sponsorship, and for any other entities and requirements needed for the successful completion of the project.
Project Finance Tracking and Coordination
B&D establishes the project budget, encompassing both the hard costs of construction (the estimated construction contract, site and infrastructure costs, and furniture, fixtures and equipment [FF&E]), and soft costs (including design fees, testing & inspections, permitting fees, legal and financing fees, and other related costs), and enters the budget into B&D's project management tracking system, which enables the tracking and reporting of budget variations and adjustments, contract commitments, and projected final budget amounts.
Schedule Tracking and Coordination
B&D establishes the project schedule--encompassing design, public approvals, construction, and move-in activities--and enters the schedule into the project management tracking system, which allows for the tracking and reporting of schedule variations, the identification of "Critical Path" items, and the development of strategies to maintain schedule requirements.

FF&E Specification and Procurement
Whether it's treadmills for a renovated fitness center, a scoreboard and timing system for a newly constructed natatorium, or whiteboards for a K-12 school opening next fall, B&D helps clients determine the most appropriate furniture, fixtures, and equipment for their facility. In addition to developing a detailed FF&E schedule, B&D ensures that the FF&E procurement fits within each client's budget, while at the same time finding ways to employ long-term cost savings.
