Student Housing Market Study and Update Market Study
Campus Living Villages has engaged Brailsford & Dunlavey nearly a dozen times to evaluate the demand for off-campus student housing near campuses nationwide. Usually, B&D is charged with evaluating the acquisition or new development of off-campus apartment complexes for students. The purpose of these studies is to examine existing and future market conditions. B&D is able to quantify the demand for the housing projects, incorporating qualitative information such as students’ amenity, unit-style, and programming preferences.
B&D’s student housing market analyses include both a qualitative and quantitative examination of existing conditions both on and off campus. To complete these studies, B&D typically completes the following tasks:
- Gaining an understanding of students’ perception of existing housing both on and off campus through focus groups and intercept interviews
- Developing an understanding of overall industry trends, the local housing market, and future changes in that market
- Garnering an understanding of the university’s on-campus housing supply, future development plans, and strategic goals that could impact the off-campus market
- Identifying the nature and size of the target market for off-campus housing
- Projecting demand for new housing based on the data collected
Based on each market analysis, B&D has successfully determined whether there is sufficient demand to support each housing project.
