Community Recreation Center Financial Review, Market Study, and Development Plan
Brailsford & Dunlavey was selected by the Fairfax County Park Authority in the summer of 2007 to complete a development plan for new indoor and outdoor facilities at the former Lorton Prison site. Responding to increasing development and a growing population, the Park Authority considered adding indoor and outdoor fields with concessions and support facilities. The Lorton site presented an opportunity to have multiple fields in one location for tournaments because of its robust size and accessible location.
B&D's scope of work included a detailed market analysis (including a competitive context analysis, demographic analysis, determination of market radius, and constituent interviews), site analysis (with EDAW and VHB), concept development (also with EDAW and VHB), demand modeling, and detailed financial analysis (with Public Financial Management) for both the indoor and outdoor facilities. The feasibility assessment for the new sportsplex included analyses of the impact of optional facilities, including an indoor track.
B&D completed all phases of the study for the sportsplex development plan by the spring of 2008.
