Ballpark Master Plan
In 2007, Bushman Engineering PC selected Brailsford & Dunlavey to provide support services for the development of the Fairview Park Master Plan in Woodstock, Virginia. As a member of the master planning team, B&D was responsible for collecting market data, developing outline programs, and coordinating the creation of project development budgets for a recreation facility as well as a ballpark. As a result, B&D completed the following tasks:
- A demographic analysis of the Fairview Park development target market population.
- An examination of existing recreation/wellness and ballpark facilities utilized by the target market population, comparable regional facilities, and to a lesser extent, comparable national facilities. Relevant facilities were profiled to provide the client with benchmarking data regarding facility design/amenities, program spaces, level of services, development costs, and revenue opportunities.
- Development of an ideal recreation/wellness facility outline architectural program, as well as the development of an ideal ballpark outline architectural program, based on B&D's assessment of the target market's recreational/wellness needs.
- A development budget for the preferred recreation/wellness facility outline architectural program, as well as a development budget for the preferred ballpark outline architectural program. The development budget provided estimated hard and soft costs associated with the construction of the preferred program.
At the conclusion of the study, B&D demonstrated how the Town could further define the range of programs and activities, as well as quantify the capacity to support such programs through alternative funding mechanisms.
