Conestoga Valley Recreation Foundation
Community Recreation Center Feasibility Study
Brailsford & Dunlavey was engaged by the Conestoga Valley Recreation Foundation (CVRF) in June 2002 to conduct the first phase of a feasibility study for a new community recreation center. The CVRF was working on behalf of the citizens of the Conestoga Valley school district to develop improved recreation facilities and services. The Conestoga Valley school district was made up of the townships of West Earl, Upper Leacock, and East Lampeter just east of Lancaster, Pennsylvania. The Conestoga Valley region was a mix of established agricultural land and new and growing suburban development with a large Amish population that has traditionally viewed itself as three distinct townships rather than as a single region. The region supported the Conestoga Valley Community Center (CVCC), a small recreation facility located on the corporate campus of Lancaster Laboratories.
B&D's work focused on a market
analysis and the development of a preliminary
architectural program and financial plan. In
addition to performing an analysis of the
demographics of the region and market area,
tasks included numerous interviews with
community leaders and representatives of
regional recreation interests. Architectural
programs were developed based on the market
analysis and B&D's experience with
community recreation and the central
Pennsylvania area. Preliminary financial
models for the proposed architectural programs
were developed with input from local
representatives and CVCC operating data.
Collectively, B&D's efforts provided the
CVRF with the information it needed to
determine the suitability and feasibility of
moving the CVCC to a new location.
