Recreation Center & Field House Feasibility Analysis
Brailsford & Dunlavey was retained in January 1999 by the Fairfax County Park Authority to complete feasibility assessments for a new recreation center and renovations to an existing recreation center. The Fairfax County Park Authority's Recreation Services Division had been operating eight community recreation centers throughout the County. Responding to increasing development and a growing population, the Park Authority considered adding a new facility in the western part of Fairfax County, VA. The Park Authority also considered renovating an under-utilized field house originally developed as an equestrian facility at an existing County recreation center.
B&D's scope of work included a
detailed market analysis (including a
competitive context analysis, demographic
analysis, determination of market radius,
community survey, and constituent interviews),
site analysis (with Hughes Group Architects),
architectural programming, concept development
(also with Hughes Group Architects), business
planning, and detailed financial analysis for
both the new recreation center and renovations
to the existing field house. The feasibility
assessment for the new recreation center
included analyses of the impact of optional
facilities specified by the County, including a
10-meter diving facility, an indoor track, and
a 4,000-seat multi-purpose spectator facility.
B&D was also asked to provide
recommendations to the Park Authority on
increasing the attractiveness of any new
recreation center to potential private sector
development partners.
B&D completed all phases of the feasibility studies for the new recreation center and renovations to the existing recreation center in June and August of 1999, respectively. The resulting 65,000 square foot, $18.5 million Cub Run RECenter opened on May 22, 2005.
